A new village south of Metro Manila will allow its prospective residents to have everything within their reach in 15 minutes.

The “15-minute community” concept will be implemented in Hartwood Village in Federal Land’s Meadowcrest—a new 48-hectare, multi-use, master-planned neighborhood township in Barangay Malamig, Biñan, Laguna. 

The concept—based on the principles of New Urbanism and popularized by Paris Mayor Anne Hidalgo—allows residents to get to offices, schools, supermarkets, shops, parks, and other essential locations within a 15-minute walk or bike ride.

It's one of several value propositions discussed at the media launch of Hartwood Village recently, with Federal Land executives led by chair and CEO Alfred Ty in attendance.

Hartwood Village is an 11.3-hectare horizontal residential development that blends suburban living with connectivity and urban conveniences. It seeks to achieve the aspirations of hygge (pronounced hyoo-guh)—a Danish term which means a sense of contentment and comfort.

There will only be 110 prime lots in Phase I of Hartwood Village. Its masterplan, said Federal Land urban planning and design group head architect Gilbert Berba, are anchored on the following principles:

• Development Scale: the property’s design encourages community building and relationships;

• Circulation: residents will find the village easy to navigate;

• Security: residents and guests will feel safe and protected;

• Pedestrian Mobility: the streets and greenways will provide a pleasant and safe walking experience;

• Parks and Open Spaces: the green spaces and village amenities will be easily accessible and within close proximity to the sub-neighborhoods;

• Lot Configuration: ease and convenience in building structures.

Almost half or 44 percent of the property will be devoted to open spaces.

Village facilities will include a clubhouse with lap and kids’ pool, playscape, meditation garden, pet park, great lawn, multipurpose court, multipurpose lawn, two linkage parks, and four pocket parks.

A short distance are Laguna Technopark and Laguna International Industrial Park, The Medical City, SolenadNuvali, SM Yulo Premier, De La Salle University Laguna Campus, Brent International School Manila, Xavier School Nuvali, St. Scholastica’s College-Westgrove, and Ateneo Graduate School of Business.
